Common Questions
Payments, loan limits, FHA, PMI and ARMs
What does PITI mean?
Principal, interest, property taxes and homeowners insurance: the four parts of a monthly mortgage payment. This calculator also adds PMI or FHA mortgage insurance and HOA dues when they apply.
What is the 2026 loan limit in Alameda and Santa Clara counties?
$1,249,125 for a one-unit home, for both FHA and conforming loans. A conventional loan above that amount is a jumbo loan.
How much do I need down for an FHA loan?
At least 3.5% of the price. FHA loans also have an upfront mortgage insurance premium of 1.75%, added to the loan, plus a yearly premium paid monthly.
When do I pay PMI?
On a conventional loan with less than 20% down. The calculator starts PMI at 0.50% of the loan per year, and you can change it.
How does an ARM work in this calculator?
A 5/6, 7/6 or 10/6 ARM keeps its starting rate for 5, 7 or 10 years, then adjusts every 6 months, paid over 30 years. The calculator also shows the payment if the rate rises 2 points and at the 5-point lifetime cap.
